WHY SHOULDN’T I JUST ENGAGE AN AGENT MYSELF?

Absolutely you can. However:

Agents buy, sell and lease property every day. They know the ropes and have information that most of us don’t. SULE acts as a counterweight; using our expert knowledge to make sure you have the right information and to negotiate a better deal for you.

We are confident we can get you a better price if you engage an agent through SULE. And you will receive a cash rebate on your property transaction that puts money back in your pocket.

WHO DO I SIGN THE AGENCY CONTRACT WITH – SULE OR THE AGENT?

The agent. Ultimately you decide which agent is best for you and sign an agency contract directly with them. Our team will be there to support you to make the best decision, as well as supporting you throughout the selling, buying or leasing process.

WHO PAYS SULE?

We receive a fee from the agent. If you are a Seller or a Landlord, SULE’s service is 100% free. If you are a Buyer you pay nothing more than $50 plus GST, which is refundable on settlement. In fact we’re confident we will save you money on agency fees. And you get a cash rebate as well. Our aim is to make sure you get the best agent, the best price, and put cash back in your pocket.

DO I HAVE TO SELECT AN AGENT RECOMMENDED BY SULE?

No. We’ll make our recommendation on a panel of agents to choose from, we’ll include your preferred agent too and we’ll provide you with support. But, ultimately… it’s your choice. We can engage with any agent you want us to, and you will still get all of SULE’s services and a cash rebate.

IS SULE CONTACTABLE ON WEEKENDS?

Many property transactions are negotiated or completed on weekends, so we make sure we are available when you need us. SULE is contactable 24/7, both online and over the phone. If it’s urgent, just dial 13 SULE every day of the year except Christmas day, Boxing day and New Year’s day.

DO AGENTS LIKE OPERATING THROUGH SULE?

We make agents’ life better too. We connect them with genuine buyers, sellers and landlords and, because we make sure our clients are well-informed, agents can communicate with them more effectively and get decisions made quickly and confidently.

WHICH AREAS DOES SULE COVER?

SULE operates Australia wide (metropolitan and rural areas) and deals with both residential and commercial/industrial property.

HOW LONG WILL SULE’S PROCESS TAKE?

Essentially, SULE’s process won’t take any longer than if you were to properly engage an agent directly. All cash rebates will be paid within 30 days of property settlement or lease execution.

WHAT IF I CHANGE MY MIND?

Except for the upfront contribution of $50 plus GST (if you area a Buyer), no other fees or costs are payable to SULE. The upfront contribution of $50 plus GST for Buyers is also refundable if a property settlement and/or lease execution occurs with SULE’s assistance.

IF BUYING AND SELLING, DO I GET BOTH CASH REBATES?

Yes, if both the selling agents are signed up by SULE.

WHEN DO I GET THE CASH REBATE?

All cash rebates will be paid within 30 days of property settlement or lease execution.

WHAT IF I HAVE ALREADY CONTACTED AN AGENT AS A BUYER OR SEEN A PROPERTY AT AN OPEN DAY?

This may preclude SULE from engaging the relevant agent on your behalf as a buyer. However, you should still register with SULE as the upfront contribution of $50 plus GST is refundable if SULE is not able to engage the agent.

WHAT IF I HAVE MORE THAN ONE PROPERTY TO SELL/BUY?

SULE is more than happy to assist you with as many properties as you own or are interested in. SULE’s services and cash rebates are on a per property basis.

IF I REFER A FRIEND TO YOU, DO I MAKE ANY MONEY?

SULE’s rebates are paid to the actual seller, landlord or buyer. However, if so directed in writing by any actual seller, landlord or buyer SULE will pay all or part of the cash rebate to the referrer/introducer.
